AREA PLANS UNIT
Chennai Metropolitan Development Authority has jurisdiction over the Chennai Metropolitan Area (CMA) covering 1189 sq.km which includes Chennai City Corporation, 16 Municipalities, 20 Town Panchayats, 214 Villages in 10 Panchayat Unions and 2 Cantonments.
Area Plans Unit in CMDA performs the statutory functions of Regulation of development.
The following are the important works attended to in the Area Plans Unit:
i.Issue of Planning Permissions
ii.Approval of sub-divisions and Layouts
iii. Land use rezoning (Reclassification)
iv.Consultancy and Counseling
v.Review of performance of Local Bodies in disposing planning permission applications and detection of unauthorized constructions
vi.Processing and furnishing remarks on appeals to Government against CMDA’s refusal of Planning Permission.
vii.Enforcement of Development Control / Regulations by taking action against deviated/unauthorized developments.
Following are the functional wings of Area Plans Unit:-
- ‘A’ Channel for dealing Planning Permission applications for ordinary buildings.
- ‘B’ Channel for dealing proposals on Special buildings & Group developments. It has three sub divisions for North, South and Central parts of the CMA.
- ‘C' Channel for Institutions and Industries.
- Layout Channel.
- Multistoried Buildings & IT Multistoried Buildings Channel.
- Reveiw and Appeal Channel.
- Reclassification Channel and,
- Counseling and Consultancy Counter.
