COMPLIANCE CERTIFICATE NORMS OF CORPORATION OF CHENNAI / LOCAL BODIES FOR OBTAINING POWER SUPPLY, WATER & SEWER CONNECTIONS.

Decision taken by the Monitoring Committee in the meeting held on 07.03.2007, 13.04.2007, 08.06.2007 & 27.07.2007

Basement Floor Height Maximum Height to be maintained at 1.2m. Minimum Height to be 2.2m.

Height of Plinth Minimum height to be provided is 0.45m. No relaxation to be provided as it is the minimum requirement.

Floor area of human habitation room The floor area of the Human habitation room in each dwelling unit should be minimum 11.15 m2 (2.5m x 4.46m). The minimum floor area of each dwelling unit shall be maintained. 5% Relaxation may be allowed.

Kitchen floor area The floor area of kitchen should be minimum 5.58 m2. The minimum floor area of kitchen should be maintained; 5% Relaxation may be allowed.

Tolilet/W.C/Bath requirement The minimum area of Toilet = 3.00m2 (1.25mx2.40m). W.C = 1.06m2 (1.25mx0.85m). Bath = 1.88m2 (1.5mx1.25m) The minimum area of toilet, W.C, Bath should be insisted. A variation to the limit of 5% may be allowed for toilet. Any change in position with minimum area provided may be allowed until the proposed toilet does not come directly above the human habitation room.

Ventilation requirement for rooms. The minimum ventilation requirement for rooms is 1/8th floor area. The minimum ventilation for rooms should be insisted.

Height of room The minimum height requirement for all rooms shall be minimum 2.75m. No relaxation.

Solar Water Heating System Need not be insisted for giving Compliance Certificate. However an undertaking will be obtained that this will be provided.

Sullage Water Recycling Provision & Rain Water Harvesting. The U.G. sump for collection of Sullage Water and OHT for Sullage Water and U.G. Sump for Rain Water Harvesting is mandatory. No relaxation.

Fire fighting sumps OHT for MSB UG. Sump and OHT for Fire Fighting is mandatory. No relaxation.

Structural Stability for the building Structural Stability Certificate to be furnished by Licensed/Qualified Structural Engineer of the applicant/builder to be insisted.

Land left for Road widening: (i) The land left for road widening should be taken over by Corporation of Chennai / Local Body / Concerned Department before issuing Compliance Certificate.

(or)

The Applicant / Promoter should give / should have given an undertaking to the effect that the land left for road widening would be handed over, by the Flat owners, Resident’s Association, Shop Owners, etc. on whom this undertaking would devolve.
(ii) The Applicant / Promoter should construct the Compound Wall after leaving the land left for road widening. The land left for road widening may be utilised for landscaping with temporary grill / barbed wire fencing till handing over.

NOTE: The Monitoring Committee approved the arrangement of site inspection and issue of Compliance Certificate by the Engineers of Construction Wing, CMDA in the Town Panchayats and Village Panchayats of Chennai Metropolitan Area.
